
West End at City Walk
The first move in a downtown that had stopped moving.
West End at City Walk was the project that proved the thesis. Downtown Fort Myers had the bones of a real urban core, but no institutional-quality residential product had been delivered there in a generation. Catalyst assembled the site, structured the capital, and built 318 market rate units on the western edge of the district.
The capital stack combined conventional construction debt with tax increment financing through the Fort Myers Community Redevelopment Agency and a facade grant. That public participation closed the gap between what the site cost to develop and what the downtown rent basis would support at the time.
The asset stabilized ahead of schedule and was sold in December 2021. The two remaining commercial outparcels were entitled for future development as part of the original master plan.
