Seniors housing is an operating business as much as a real estate asset. The project was underwritten accordingly, with operator selection and the staffing model settled before construction closing rather than after certificate of occupancy.
Pairing it with Uptown next door let both assets share site infrastructure and gave the corridor a full continuum of housing on one assemblage.
